What you're already paying — across 4 or 5 tools.

The typical specialty sub stack: a takeoff tool, a project management tool, a time-tracking app, an accounting system, and a handful of field tools. Each priced separately. None of them talk to each other. Here's what the industry average looks like.

How we price against the major platforms.

Most platforms either price per-user (which punishes growing teams) or scale with construction volume (which punishes successful ones). Leviathan Built is flat — same monthly price whether you have 5 or 50 in the field.

Procore
Volume-based
$10K–$150K / year

Priced as a percentage of construction volume. A sub doing $5–25M typically pays $10K–$35K; large subs above $50M pay $50K–$150K. Plus $10K–$30K implementation. Built for GCs.

Buildertrend
Per-platform tier
$8K–$10K / year

Residential-focused (custom home builders, remodelers). Three tiers from $339–$829/mo. Unlimited users, no per-seat fees. Heavy homeowner-portal feature set you'd never use as a commercial sub.

Leviathan Built
Flat monthly · all-in
$18K–$90K / year

Three flat tiers ($1,500 / $2,500 / $7,500 per month). Unlimited users on every plan. Replaces the takeoff + PM + time + accounting stack natively. Built specifically for commercial specialty subs.

JobTread
Base + per-user
$3,840 / year (10 users)

$159/mo base + $18–20/mo per additional user. Takeoff included free. Strong for small-mid residential builders. AIA pay apps and commercial workflows are weaker.

Foundation Software
Per-user + implementation
$15K / year (10 users)

Construction accounting only — no takeoff, no field app, no CRM. $500/mo starter plus $5K minimum implementation. Industry-standard accounting, but you still need 3 other tools alongside.

Contractor Foreman
Flat monthly
$600–$1,500 / year

Budget all-in-one ($49–$125/mo). Unlimited users. Solid PM breadth, but no real PDF takeoff and no AIA pay-app workflow. Fine for < $500K shops.

The cheapest employee you'll ever hire.

If you had one person who could estimate every job, track every hour, reconcile every invoice, manage every RFI, and give you a real-time P&L across all your projects — what would you pay them?

$30,000 a year.

That's the Standard plan — what all of this costs. Not expensive software. The cheapest employee you'll ever hire.

Common pricing questions

Why isn't this priced per user?

Per-user pricing punishes growth. If you hire 5 new field guys, your software bill shouldn't go up 50%. Leviathan Built is flat monthly — unlimited users on every plan. The tier you're on depends on your annual revenue band, not headcount.

Are there setup fees, onboarding fees, or hidden charges?

No. The monthly price includes 60 days of guided onboarding — we migrate your data, build your estimate templates, train your office and field crews. No separate implementation invoice. No "professional services" upcharge. No usage-based pricing tiers.

Do I have to sign a long-term contract?

No. Month-to-month on every plan. You can cancel anytime — we'll export your data and that's it. Standard and Enterprise plans also include a 30-day money-back guarantee: if it's not for you in the first 30 days, you get a full refund, no questions.

What happens when I grow into the next tier?

We'll talk about it. The tier change is a real conversation — we look at your actual workflows, your team size, and which higher-tier features you'd actually use. No automatic upgrades. We don't believe in pricing growth as a tax.

How does the cost compare to Procore?

Procore prices as a percentage of construction volume. A sub doing $10–25M/year typically pays $20K–$35K for Procore, plus $10K–$30K implementation, plus annual price increases of 5–14%. Leviathan Built Standard is $30K/year flat, no implementation fee, no annual increases. For larger subs ($25M+), Procore gets very expensive fast — we stay flat.

Can I just pay for the modules I need?

No — and intentionally so. Most "modular pricing" is how vendors carve up integrated products and charge you twice. Our advantage is the modules talking to each other natively. Pricing them separately would defeat the whole point. The Basic plan exists for small operators who don't need CRM or full accounting yet, and the Standard plan adds those when you're ready.

Do you offer a discount for annual prepay?

Yes — 8% off if you prepay annually. The prices on this page are billed-monthly numbers; annual prepay is about $1,600–$7,200 less per year depending on tier. Talk to us during onboarding.

What if I'm not sure which tier is right?

Take the 90-second software quiz first — it'll tell you if we're actually the right fit before you even talk to us. If we are, the right tier usually becomes obvious on the consultation call. We've turned away companies that picked too high a tier.

Let's see if it's actually the right fit.

A 30-minute conversation. Real questions about your trade, your scope library, your bid pipeline. No sales pitch — we only take on 4–5 new clients per year, so we're at least as honest as you are about whether this works.
